Originally constructed in the 1960s and owned by the Eastman Kodak Company, the site employed thousands of workers. BROE Real Estate purchased the site to revitalize the area. The Great Western Industrial Park is a 3,000-acre master-planned industrial park situated at the foot of the Rocky Mountains. The park serves as a prototype for industrial development along rail corridors and is being emulated in several locations across the country.
The existing C15 roof assembly consisted of an IRMA System including a poured-in-place concrete deck, BUR, 4” of XPS insulation, and rock ballast. Six commercial roofing contractors were invited to bid on a specified full tear-off and new adhered system. The owner also encouraged value-based voluntary alternates. One of the contractors consulted with their local Manufacture Rep Team to develop a WindSmart vented roof option. This approach allowed existing insulation to be recycled in place utilizing a new hoverboard and PVC membrane - all in a loose-laid configuration. 2,400 tons of rock ballast were recaptured and stored for future repurposing with the Great Western Industrial Park. The project was installed in late fall with over $1,000,000 in cost savings from the base-specified system.
The WindSmart Vented Roof System was applied to achieve:
- Code compliance with wind uplift resistance engineered to exceed ASCE standards and local wind code requirements.
- Continual moisture mitigation through an engineered process of low-pressure-controlled air exchange through the roof assembly.
- An elevated level of environmental stewardship by recycling the existing XPS insulation in place significantly reducing project waste streams.
- An innovative approach where the roof can be continually recovered to avoid future tear-off.
- Reduced materials requirements, and installation labor hours to achieve an expedited installation
